What $500,000 Buys in Woodstock GA (September 2026)

by Michelle Campbell

When you are moving to the area with a budget around five hundred thousand dollars, the first question is a simple one. What does that actually get me in Woodstock? The honest answer is that it gets you very different homes, and the right one depends on what you want your money to do. To show you what I mean, I looked at three homes in Woodstock all priced right around five hundred thousand, and each one tells a different story.

The renovated lake cottage

The first home is an extensively renovated ranch sitting minutes from Lake Allatoona, on a generous corner lot with no HOA. The kitchen is all new, the primary bath was redone, and the big-ticket items were replaced too, including the roof, the siding, and the septic system. At a little under fourteen hundred square feet, it is the smallest of the three, and that is worth understanding rather than glossing over. You are not paying five hundred thousand for size here. You are paying for the lake lifestyle, a big lot, and a home where nothing is left to renovate. For a buyer who wants weekends on the water and a turnkey place to land, that trade makes complete sense.

The roomier Craftsman closer in

The second home is a newer Craftsman in the Towne Lake community, close to downtown Woodstock and I-575. At just over two thousand square feet with a two-car garage, it is meaningfully more house than the lake cottage for the same money. Here your five hundred thousand is buying space and a close-in location rather than lake access. If your daily life runs through town, this is the version of five hundred thousand that might just be what you’re looking for.

The brand-new build

The third home is essentially new construction, barely more than a year old, with an upstairs loft and modern finishes throughout. It sits between the other two on size, and it carries the highest HOA of the three. What your money buys here is newness and low maintenance. For a buyer who does not want to think about a roof, an HVAC system, or a renovation for a very long time, that peace of mind is the value.

So what does $500,000 really buy in Woodstock?

It buys a choice. The same five hundred thousand dollars can put you on a lake, give you extra square footage near town, or hand you a brand-new home with nothing to fix. None of these is objectively the better buy. They are different homes for different lives, and the one that is right for you comes down to your personal preference. If you are still deciding which part of the metro fits your life, How to Choose Where to Live in Metro Atlanta walks through how to narrow it down before you start weighing what your budget buys.

A quick look at the Woodstock market at this price

A few numbers help put these three homes in context. Around the five hundred thousand dollar mark in Woodstock, homes have generally been selling within a few percent of their original asking price over the past year, most often no more than five percent below the initial offering. In plain terms, sellers at this price are getting close to what they ask, though a fair number adjust their price down along the way before the home sells. So there is usually a little room to negotiate, and it pays to look at how long a home has been listed and whether the price has moved.

Inventory at this price has stayed fairly tight, generally a couple of months' worth of homes on the market at any given time, which points to a reasonably balanced market. These figures reflect current sales in a specific price range, so treat them as a snapshot of that range rather than the whole Woodstock market. Next month: the same $500,000 in Acworth

Woodstock is only one part of the picture. Next month I am taking this same five hundred thousand dollars up the road to Acworth to see what it buys there, and the answer looks quite different. Acworth spreads across several counties, and at this price you often find considerably more square footage than you do in Woodstock, though as always, the finishes, the lot, and the location shape what that number really means. It is a genuinely different flavor of five hundred thousand, and it is worth seeing side by side.

If you are weighing where in the metro your budget goes furthest for the life you want, my job is to help you find the home that fits, so reach out any time and we will map it out together.
