Three Homes, Three Counties, One Budget

Moving to Atlanta with about five hundred thousand dollars to spend raises a practical question: what does that budget look like once you are standing inside the house? This month we’re taking a closer look at Acworth. An Acworth address can sit in Cobb, Cherokee, Paulding, or Bartow County, and the homes at this price change quite a bit from one county to the next. I picked three active listings priced within about ten thousand dollars of five hundred thousand, one in each of three counties. Each one puts the money to work in a different way.

The new ranch in Cherokee County

The first home is a newly built ranch in Madison at Buice Lake, a Stanley Martin Homes community in Cherokee County. It is move-in ready, with four bedrooms, three full baths, and about twenty-seven hundred square feet. The lot is compact, at roughly an eighth of an acre, and the community carries a monthly HOA of one hundred dollars. What the money buys here is a new home that is ready to live in.

What the builder has available right now

The on-site sales agent said that about thirty more homes are coming to the community. A site map from the on-site team, dated October 13, 2026, shows ten move-in ready homes. She also shared that select homes carry an incentive for qualified buyers: 5.49% FHA (Federal Housing Administration) financing through the builder's preferred lender. Availability, eligibility, and terms are set by the builder and the lender and can change. The on-site team is the place to confirm what applies to a particular home.

The renovated contemporary in Cobb County

The second home is a wood-sided 1977 contemporary in Cobb County, fully renovated and set on nearly an acre. It has three bedrooms and two bathrooms in roughly sixteen hundred square feet, plus a sunroom and an in-ground pool. There is no HOA. It is the most compact of the three, so the money here goes toward the land, the outdoor space, and renovation work that has been completed.

The established traditional in Paulding County

The third home is a 2003 traditional in Paulding County, well maintained and set on roughly half an acre. It has five bedrooms, three full baths, a half bath, and a finished basement, all within about thirty-four hundred square feet. The HOA runs about nine hundred dollars a year. Of the three, it has the most square footage, so the money here goes toward space, a finished lower level, and a home that is ready for its next owner.

So what does $500,000 really buy in Acworth?

Across these three homes, the same budget goes to newness, to land and a finished renovation, or to square footage and a finished basement. The county changes with each one. Over the past twelve months, listings in this price range have carried a lower price per square foot in Acworth than in Woodstock. That fits with the larger homes that show up here at this budget, though it is only one piece of the picture and does not make either city the better buy. A quick look at the Acworth market at this price

These numbers describe one price range, which is only part of the Acworth market. The figures cover single-family detached and attached homes priced between $490,000 and $510,000 with an Acworth mailing address. The window runs from October 2025 through September 2026, and the data comes from the First Multiple Listing Service (FMLS). Because an Acworth mailing address reaches into several counties, the figures include homes in more than one of them.

Over those twelve months, homes at this price generally sold within a few percent of their original asking price. Most months landed no more than five percent below it. Sellers are getting close to what they ask, but there is usually a little room to negotiate, so a home's price history is worth a look.

Inventory at this price has averaged a little over three months' worth of homes on the market. That is somewhat more to choose from than the couple of months seen in What $500,000 Buys in Woodstock GA (September 2026). That post looks at three Woodstock homes in the same price range: a lake cottage, a Craftsman, and a new build. Only five or six homes sell in a typical month at this price, so these numbers show a general trend, not a promise for any one home. For a specific home or neighborhood, I am glad to pull the details for you.

Next month: the same $500,000 in Canton

Next month I am taking this same five hundred thousand dollars to Canton to see what it buys there. If you are comparing parts of the metro for a move, I am happy to talk it through with you.
